What US home buyers ask most about monthly payments, closing costs, and cash to close.

What closing costs does a home buyer pay?
Buyers typically pay loan origination or points, an appraisal fee, a lender's title policy, escrow or settlement fees, recording fees, and prepaid items such as the first year of homeowners insurance and several months of property taxes deposited into escrow. In most US markets buyer closing costs run about 2% to 5% of the purchase price, separate from the down payment.
How much cash do I need at closing?
Your cash to close is your down payment plus your itemized closing costs plus escrow prepaids, minus any earnest money already deposited and any seller-paid credits. This calculator adds those items together so you can see one total cash figure before you write the offer.
What is included in the estimated monthly payment?
The monthly figure here is a full PITI + HOA payment: principal and interest on the loan, one twelfth of your annual property taxes, one twelfth of your annual homeowners insurance, and any monthly HOA dues. Mortgage insurance and flood insurance, where required, are additional.
How much should I put down on a house?
20% down avoids private mortgage insurance on a conventional loan, but many buyers put down 3% to 10% and pay PMI until they reach 20% equity. Use the down payment toggle to compare a percentage against a fixed dollar amount and see how each changes both the monthly payment and the cash you need at closing.
Is a 15-year or 30-year mortgage better?
A 15-year fixed loan carries a higher monthly payment but a lower rate and far less total interest. A 30-year fixed keeps the monthly payment low and preserves cash flow. Switch the loan program in the calculator to compare the monthly payment and the lifetime interest side by side.
Are these numbers an official loan quote?
No. This is an estimate based on the numbers you enter and customary US closing costs. Your lender's Loan Estimate and the final Closing Disclosure are the official figures and can differ, especially for title, escrow, and local recording fees.
