Terms of Service

These terms govern your use of the Sumline website, calculators, saved scenarios, reports, share links, paid plans, API and AI-assistant integrations. By using Sumline you agree to them.
Read alongside the Privacy Policy.
1. Who you are dealing with
Sumline is operated by Stephen Nyberg, an Australian sole trader (ABN 42 684 795 344), based in Queensland, Australia. "We", "us" and "Sumline" mean that operator. "You" means the person or business using Sumline.

2. Your account and acceptable use
You are responsible for your account, for keeping your sign-in details and API keys secure, and for everything done through them. Tell us promptly if you think your account has been used without your permission.
You must use Sumline lawfully and in line with your own professional and licensing obligations.
3. Plans, billing and cancellation
Sumline offers a free tier and paid plans. The features, allowances and prices that apply are those published on our pricing page at the time you subscribe. Sumline may change plans, features and pricing from time to time. Any change that affects an existing paid subscription will be communicated as required by applicable law and the billing terms presented to that subscriber.
Paid plans are billed through Stripe and renew automatically until you cancel. You can cancel at any time from your dashboard, and access continues until the end of the period you have already paid for.
Except where a refund or other remedy is required by applicable law, subscription payments are non-refundable, including for change of mind, unused time or partly used subscription periods.
One-off purchases, such as an individual report credit, are delivered when purchased and are not part of a subscription.
4. Estimates only — not professional advice
Sumline produces software-generated estimates based on the figures and assumptions entered. It is not financial, lending, mortgage, legal, tax, accounting, appraisal or investment advice, and it does not decide whether anyone qualifies for a loan or can afford a property.
State and county cost rules, tax tables and customary fee splits change, and every transaction has specifics a calculator cannot know. You — and any agent using Sumline with a client — remain responsible for checking figures against the actual transaction documents and with the appropriate licensed professionals before relying on them.
5. AI assistants and integrations
You can connect Sumline to an external AI assistant so it can run Sumline calculations. Sumline provides the calculation tool and the returned figures; the assistant is a separate service operated by a third party under its own terms and privacy policy.
An assistant may summarise or explain Sumline's output, and it may be wrong, incomplete or add commentary of its own. The Sumline-returned figures are the software output; anything the assistant adds around them is not ours. Optional AI-drafted report explanations inside Sumline are drafts for you to review, edit and approve before use.
API and AI-assistant access is subject to the quotas and entitlements attached to your plan. We may rate-limit, suspend or revoke keys and connections that are abused, resold or used to overload the service.
6. Your inputs, scenarios and shared reports
You keep ownership of the figures, scenarios and branding you put into Sumline, and you grant us the permission needed to store, process and display that content in order to run the service for you.
You are responsible for what you enter and who you send it to. Do not enter unnecessary sensitive personal information, and remember that share links and prefilled links contain scenario details — share them only with intended recipients.
7. Our intellectual property and permitted use
Sumline, including its software, calculation logic, content, design and brand, remains ours. We grant you a personal, non-exclusive, non-transferable right to use Sumline for your own real estate work while your account is in good standing.
You may not copy, scrape, bulk-extract, reverse engineer, resell or white-label Sumline or its outputs except through a plan or program that expressly allows it, and you may not attempt to bypass authentication, quotas or payment.
8. Third-party services and links
Sumline relies on third-party services such as payment processing, hosting, mapping and AI providers, and links to external sites. We are not responsible for those services or sites, and their own terms apply to your use of them.
9. Availability and changes to the service
We aim to keep Sumline available and accurate, but we do not guarantee uninterrupted or error-free operation. We may update, change or discontinue features, and we may suspend or close an account that breaches these terms or that we reasonably believe is being used unlawfully or abusively.
10. Disclaimers and limitation of liability
Nothing in these terms excludes, restricts or modifies any right, guarantee or remedy you have that cannot lawfully be excluded, including under the Australian Consumer Law or any other applicable consumer protection law. Where such a guarantee applies and we are permitted to limit our liability, our liability is limited to resupplying the service or paying the cost of having it resupplied.
Otherwise, and to the extent the law allows, Sumline is provided on an "as is" basis, we exclude implied warranties, and we are not liable for indirect or consequential loss, lost profits or lost opportunity, or for decisions made in reliance on an estimate that was not verified against the actual transaction.
To the extent the law allows, our total liability arising out of or in connection with Sumline in any 12-month period is limited to the amount you paid us for Sumline in that period.
11. Governing law
These terms are governed by the laws of Queensland, Australia. You and we submit to the non-exclusive jurisdiction of the courts of Queensland and the Commonwealth of Australia. If you are a consumer, this does not remove the protection of mandatory laws of the country you live in.
12. Changes to these terms and contact
We may update these terms as the product changes. The date at the top of this page shows when they were last updated, and material changes will be surfaced in the application before they take effect. Continuing to use Sumline after that means you accept the updated terms. Questions go to support@usesumline.com.

These disclosures apply to every estimate, report, share page and PDF Sumline produces, and sit alongside the Terms of Service.
Estimates only
All calculations are illustrative and depend entirely on the figures and assumptions entered. Actual closing costs, net proceeds, cash to close, payments and returns change with final title and lender figures, negotiated terms, prorations and local practice.
Not professional advice
Sumline does not provide financial, lending, mortgage, legal, tax, accounting, appraisal or investment advice, and it does not determine loan qualification or affordability. Confirm figures with a licensed CPA, attorney, escrow or title officer, or mortgage lender before relying on them in a transaction.
Data sources and state rules
State and county cost rules, transfer-tax formulas and customary fee splits reflect standard practice recorded at the review dates shown on the relevant pages, and can change without notice. Verify anything jurisdiction-specific for the actual property.
AI-drafted explanations
Optional AI-drafted explanations are generated from your scenario figures and are drafts for you to review, edit and approve. You are responsible for anything you send to a client.
Liability
Liability for Sumline is dealt with in section 10 of the Terms of Service, which includes the Australian Consumer Law savings clause.
